Divina Maruca, JD, has been a trusted member of the real estate industry for over three decades, amassing an extraordinary wealth of knowledge and experience. A licensed Realtor for 33 years and a retired real estate, corporate and litigation attorney with 37 years under her belt, Divina's comprehensive understanding of all aspects of real estate is unmatched.
In 2003, she made the sunny move to Florida, where she personally invested in real estate and mortgage notes. As the brainchild behind the National Note Association, Inc., she imparts her wisdom on purchasing mortgage notes for investment through educational classes. Further adding to her portfolio, Divina has been a licensed mortgage loan originator for over a decade (NMLS ID 390035). Her substantial financing expertise provides her clients with unparalleled guidance and support on all issues related to mortgage lending.
Not one to shy away from challenges, Divina crafted and taught a 7-hour continuing legal education program during the latest recession, enlightening around 600 attorneys in Florida, New York, and Nevada on the intricacies of "Mortgage Securitizations, Quiet Title and Foreclosure."
Post-recession, Divina and her late husband, Alphonse, ventured into the construction field, building 15 homes for resale and did countless rehab flips. Meanwhile, she also turned her attention towards her brokerage, assisting home buyers and sellers alike. She obtained the Certified International Property Specialist designation, given to about 3,500 agents world-wide, based on her international real estate expertise.
Her experience also includes significant HOA board service, having served on five HOA Boards in Florida, often in a presidential role. Her positions provided her with an intimate understanding of real estate, single family, and condo law, as well as the management of condominiums, co-ops, HOAs, and CDDs. This knowledge serves as a powerful tool when guiding clients through negotiations.
